Choosing PVC Windows and Doors for the Ortaca Climate

Windows and doors directly determine a building’s energy use, indoor comfort and security. Summers in and around Ortaca are long and hot, winters are mild but rainy, and humidity stays high all year near the Dalyan channel and Lake Köyceğiz. In these conditions good PVC joinery must keep summer heat outside, reduce condensation in winter, resist moisture and keep its shape for many years despite salty sea air. A well-chosen PVC system noticeably lowers air-conditioning and heating costs, cuts street noise and lasts for years with almost no maintenance.

How to Choose a PVC Profile

The first values to check are profile depth, number of chambers and gasket design. Homes usually use 70 mm or 76 mm profiles with 5 or 6 chambers. The more chambers, the more trapped air inside the profile and the lower the heat transfer. Double-gasket systems provide air and water tightness, while centre-gasket systems add protection on wind-exposed facades.

  • Profile depth: 70–76 mm; a deeper profile means better insulation.
  • Chambers: 5–6 chambers are ideal for residential use.
  • Steel reinforcement: prevents sagging and bending in large sashes.
  • Glass: at least 4+16+4 double glazing; Low-E or solar control glass on sunny facades.
  • Hardware: mushroom-head locking points and quality hinges and handles.

Opening Types and Where to Use Them

In bedrooms and kitchens, tilt and turn windows are the most popular choice because they offer both full opening and top ventilation. On balconies and terraces, space-saving sliding systems stand out. On wide garden and pool facades, especially in villas in Dalyan and Sarıgerme, lift-and-slide (HS) systems move large, heavy sashes with fingertip effort and frame the view without interruption.

What to Watch for in a Hot, Humid Climate

On south and west facing facades, solar control double glazing is recommended to limit heat gain. In humid areas, a warm edge spacer helps reduce fogging on the inner pane. Near the lake, mosquitoes are a serious comfort issue in summer, so the right insect screen should be planned together with the window order and frame sizes set accordingly. On coastal buildings towards Göcek and Fethiye, corrosion-resistant hardware should be used because of the salty air.

Colour and Appearance

White PVC is still the most common choice, but laminated colours such as anthracite grey, golden oak, walnut and cream suit both modern and traditional architecture. Dark profiles need proper reinforcement and installation gaps to compensate for thermal expansion in the sun.

Survey, Measuring and Installation

Half of the performance comes from installation. Our team carries out a free on-site survey and measuring, checking wall openings, the condition of old frames and which way the facade faces. During installation the gap between frame and wall is filled with insulating foam, the outside is sealed with silicone and every sash is adjusted individually. Removal of old windows and fitting of new ones is planned for the same day so the home or business is not left open for long.

Maintenance Tips

PVC frames need no paint or varnish. Wiping the profiles with soapy water once or twice a year, checking the gaskets and lightly oiling the hardware is enough. Holiday homes and guesthouses can also use our pre-season maintenance service. Contact us for a survey in Ortaca, Dalaman, Dalyan and Köyceğiz.

Frequently asked questions about PVC Windows and Doors

In some cases a new frame can be fitted over the old one, but this reduces the glass area and does not solve the problem if the old frame is rotten or warped. The method we usually recommend is to remove the old frames completely, fully seal the gap between frame and wall with foam and sealant, and fit new sills. This gives better results for both insulation and appearance. During the survey we look at the condition of the existing frame and explain both options to you.

Yes. Besides white, there are anthracite, grey, and woodgrain finishes such as oak and walnut, as well as solid colours. The colour can be applied to the outer face only or to both faces of the profile. Dark colours can heat up more on facades in direct sun, so we take the facade orientation into account in our recommendation. Complexes and apartment blocks may have facade uniformity rules, so we suggest checking with the management before choosing a colour. Coloured profiles may affect price and production time.

A lift-and-slide (HS) door is a sliding system in which large, heavy sashes lift slightly when the handle is turned and glide easily along the track. When closed, the sash settles onto its gasket, giving better insulation than conventional sliding doors. In wide openings between a living room and garden, terrace or pool, it brings the view inside while remaining easy to use. uPVC and aluminium versions are available; the right system is chosen during the survey according to the opening width and glass weight.

When old frames are removed, small pieces of plaster around the frame may break. We close these areas during installation with foam, sealant and, if needed, plaster repair; interior sills and cover trims also hide most imperfections. However, on painted walls the repaired area may look a different colour, in which case a paint touch-up may be needed. During the survey we assess how much disturbance removal may cause and let you know in advance. Protecting furniture and cleaning up are part of the installation.
