Balconies You Can Use in Every Season

In and around Ortaca the balcony is one of the most lived-in parts of the home. Yet strong sun and dust in summer and rain and wind in winter limit its use. Glass balcony systems make the balcony usable all year by protecting it from the elements without merging it into the interior. With the panels open the balcony is still outdoors; with them closed you have a bright room sheltered from rain, wind and dust.

Types of Glass Balconies

  • Folding glass balcony: frameless tempered glass panels slide along a track and stack in a corner. Almost the entire opening can be used.
  • Double-glazed glass balcony: double glazing and insulated profiles reduce heat loss in winter, turning the balcony into a real living space.
  • Guillotine glass system: panes move vertically up and down, usually motorised; ideal for restaurants, cafés and villa terraces.
  • Sliding glass balcony: panels slide sideways on parallel tracks; economical and easy to use.

Which System Should I Choose?

If you mainly use the balcony in summer and only want rain protection in winter, a folding glass balcony is the most economical and stylish choice. If you want to connect the balcony to the living room and use it as a seating area in winter too, choose a double-glazed system. On café, restaurant and villa terraces facing the sea or the lake, a guillotine system lowers the glass to balustrade height and fully opens the view. These systems are popular with businesses along the Dalyan channel and around Göcek marina.

Safety and Glass Quality

Glass balconies must always use tempered glass. Tempered glass is much stronger than ordinary glass and breaks into small, blunt granules instead of sharp shards. On high floors and wind-exposed facades the glass thickness is increased to 10 mm and the locking is reinforced. Whether the balustrade is strong enough for a glass balcony is assessed during the survey.

Advice for the Ortaca Climate

South and west facing glass balconies can develop a greenhouse effect in summer. To prevent this, choose a system whose panels open easily, use tinted or reflective glass if needed and add shading with glass balcony curtains or roller blinds. On humid winter days the balcony should be aired from time to time to reduce condensation; double-glazed systems clearly reduce this problem. In homes near the lake and wetlands, adding a glass balcony insect screen makes summer evenings comfortable.

Survey, Measuring and Installation

Glass balconies are entirely made to measure. During the free survey the ceiling and floor levels, balustrade structure, wind exposure and water drainage are examined. On installation the top track is fixed to the ceiling, the bottom track to the balustrade or floor, drainage holes are drilled and each panel’s movement is adjusted. Installation is usually completed within a day.

Management and Permissions

In apartment buildings it is advisable to consult the building management before installing a glass balcony and to keep colour and system consistent for a uniform facade. Our team can guide you on this.

Maintenance

Regular track cleaning and an annual check of rollers and seals extend the life of the glass balcony. The glass can be cleaned with ordinary glass cleaner; in folding systems the panels open inward, so cleaning the outer face is also easy.

Frequently asked questions about Glass Balcony Systems

In apartment blocks and complexes, a glass balcony affects the facade, so approval from the owners’ board may be required under the management plan; some managements also set the colour and system type. For detached houses management approval is usually not an issue, but zoning and conservation rules may vary by area. We recommend speaking with your management before installation. On request, we can prepare an information note with product specifications and images for you to present to the management.

In a folding glass balcony, the panels slide along the track and fold together to one side; when opened, the balcony becomes almost fully open. In a sliding system the panels slide behind one another, so part of the opening always stays glazed, but it is practical to use and usually more affordable. On windy upper floors and wide balconies, the system is chosen together with the glass thickness. During the survey we compare both options and make a recommendation based on your balcony size and how you use it.

A correctly chosen and properly installed glass balcony keeps the balcony dry in normal rain. A bottom track with drainage channels is used, top and bottom connections are sealed and the seals between panels are checked. However, a glass balcony is not a fully airtight window; in very heavy, wind-driven storms a small amount of water may come in at the panel joints. On windy facades we choose the system and glass thickness with this in mind.
