The first decision when buying a glass balcony is whether to choose a single-glazed folding system or a double-glazed system. We explain their differences in insulation, use, cost and maintenance, and which suits which balcony.
A glass balcony enclosure is the most practical way to make a balcony usable for more of the year. It is a popular choice in Ortaca and Dalaman on windy winter days, in Fethiye during dusty spring months heavy with pollen, and in seaside holiday homes to protect balcony furniture from salty winds. But a “glass balcony” is not a single product. There are two main approaches: single-glazed frameless folding systems and framed systems with double glazing. Which one suits you depends on how you want to use your balcony.
Frameless folding glass balcony
In folding systems, single panes of toughened glass move between upper and lower aluminium tracks. The panes are slid sideways, gathered in one corner and then swung open like a hinge to fold back. This allows the balcony to be opened almost completely. Since there are no vertical profiles, the view stays uninterrupted even when closed. Usually 8 or 10 mm toughened glass is used; toughened glass is much stronger than ordinary glass of the same thickness and breaks into small, blunt pieces.
The main purpose of these systems is protection against wind, rain, dust and noise. Because there are small gaps and brush seals between the panes, full airtightness should not be expected. With single glazing, thermal insulation is limited; it is not suitable for using the balcony as a fully heated room in winter. On the other hand, the ability to open it completely in summer is a big advantage in Muğla’s hot, humid summers.
Double-glazed glass balcony
In double-glazed systems, each sash has a thermally insulated frame carrying an insulated glass unit. Sashes usually open by sliding or folding; some systems achieve higher tightness with EPDM gaskets and locking mechanisms. This makes the balcony usable as part of the interior; heat loss in winter is markedly reduced and air conditioning is more efficient in summer.
Because of their weight and frames, double-glazed systems may not open as fully as folding systems; when open, part of the opening may remain occupied by sashes. Vertical profiles are visible. The balcony slab and balustrade must also be able to carry the extra load.
Comparison
| Feature | Folding (single glazed) | Double glazed |
|---|---|---|
| Glass | 8-10 mm toughened single pane | Insulated glass unit (toughened recommended) |
| Thermal insulation | Limited | Good |
| Airtightness | Partial | High |
| Full opening | Very good | Limited depending on system |
| Appearance | Frameless, uninterrupted | Vertical profiles visible |
| Weight | Lighter | Heavier |
| Cost | More economical | Higher |
| Best use | Holiday homes, wind and dust protection | Year-round living space, winter use |
Which one for which balcony?
- Summer and holiday homes: In homes used mainly in summer, such as in Dalyan, Sarıgerme and Göcek, a folding system usually makes more sense. It opens fully in summer and stays closed in winter to protect balcony furniture.
- Homes lived in all year: If you want to use the balcony as a work corner, play area or extension of the living room, a double-glazed system is more comfortable.
- Wind-exposed upper floors: On facades with high wind loads, glass thickness, track strength and the locking system must be chosen carefully. For folding systems, 10 mm glass and sturdy tracks can be preferred.
- North-facing facades: On balconies that get no sun and stay cold in winter, the difference a double-glazed system makes is more noticeable.
Questions to ask when choosing
Whichever system you choose, the details that determine quality are similar. What matters is the aluminium alloy and surface treatment of the tracks and profiles (anodising or electrostatic powder coating), rollers with bearings made of stainless materials, a drainage detail in the bottom track, and documentation that the glass is toughened. In seaside homes, stainless fixings and a surface treatment resistant to salty environments should also be checked.
Draining water from the bottom track is critical. Rainwater that is not drained from the track can leak onto the balcony floor and into the flat below. In quality systems, the bottom track has channels that collect water and direct it outside. Also remember that the movement area of the glass must be kept clear of objects or planters projecting beyond the balcony.
Maintenance and use
In both systems the most important maintenance task is cleaning the tracks. Build-up of sand, dust and leaves strains the rollers. Sweeping the tracks monthly, checking the rollers once a year and lubricating them as the manufacturer recommends is enough. The glass can be cleaned with ordinary glass cleaner; abrasive products should be avoided. Not leaving panes half open in windy weather prevents them from slamming in a sudden gust.
A short note on the legal situation
In apartment buildings, installing a glass balcony changes the facade appearance and may raise issues involving the management and other flat owners under the Condominium Law. We cover this topic in a separate article; we recommend speaking with your building or complex management before installation.
Conclusion
A folding system is ideal for those who want economical protection that opens fully and does not interrupt the view. A double-glazed system is better suited to those who want to turn the balcony into a year-round living space.
